Origin

The best property deals do not happen in public.

Private Access Group was founded on a premise that takes most people a career to learn: the best holiday property transactions in Britain are never listed. They happen between people who already know one another, who understand what an asset is honestly worth, and who want it to pass into the right hands.

For fifteen years we have been one of those people. We have managed exceptional UK holiday properties on behalf of their owners — running them, marketing them, looking after their guests, defending their margins. The relationships we have built across that period are now the foundation of an investment business.

We were a stewardship house first. We remain one. The fund is simply the vehicle through which that stewardship can be extended to a new generation of assets — and a small group of investors invited to share in the result.

§ II

Principles

Five principles, held without flexibility.

i.

Acquire only what we know.

Every asset has operated within our management business before it enters the fund. Income is verified, never modelled.

ii.

Off-market without exception.

We do not bid, we do not auction, we do not list. Every transaction begins as a private conversation with a vendor we already trust.

iii.

Discretion is not a courtesy.

It is a contractual position. Vendor identities, property addresses and transaction terms remain confidential. Investors are walked through the record privately.

iv.

Returns before fees.

Investors receive an eight per cent preferred return — paid quarterly — before the general partner earns carry. The order of those payments is the order of our priorities.

v.

We do not chase scale.

The fund will close at its target size and not above it. Quiet, deliberate growth produces better assets than the alternative.
